3 Reasons Why LA Real Estate Agents Are Running for the Internet

3

It seems that LA Real Estate agents are turning to the internet to obtain their leads and serve their clients. In Los Angeles, home buyers and sellers are internet savvy and looking to save commissions on LA’s high priced real estate.  LA real estate agents are responding to this demand by implementing high tech websites to attract their customers. It seems that the agent’s leads are coming mainly from web traffic to their site.

Gone are the days where agents would research the homes in the area, and then let their home buying clients know which homes may be interesting to view. Due to Los Angeles being so widespread and diverse, it is actually much easier for home buyers to figure out which houses they would like to view by utilizing websites. For home sellers, it used to be that the agents needed to market their property to other agents in order to have those agent’s buyers come to view the property. It was almost like politics, which agent was more popular with the other agents would determine how many viewings would occur for a particular home.

The following are three reasons why Los Angeles Real Estate Agents are turning toward internet business:

1) LA has smart buyers/sellers – Los Angeles home buyers and sellers are extremely high tech and into their internet. They are not okay with an agent slowly getting back to them regarding listings available in their price range. Due to the MLS being made public a few years ago, the agents have lost the monopoly they used to have. Now homeowners can select homes they wish to view or figure out the best selling price for their home.  LA real estate agents understand this and are accommodating them with more data.  The more data a home buyer or home seller has at their fingertips, the more satisfied they will be with their agent. Los Angeles is a very fast paced town, and its residents also expect fast paced results.

2) More Leads – It is very difficult to obtain leads in Los Angeles other than internet leads. LA residents no longer have the time to casually drive to their local real estate office and chat with an agent. They are scouring the web every day looking for their home. They may sign up with various websites for the different services that are provided. Some sites offer primarily real estate data whereas some offer agent assistance. To be a Los Angeles agent and not have a website or pay for internet leads is basically driving your career off a cliff. The internet is fast becoming the primary source of leads for Los Angeles agents.

3) Office prices high in LA – Los Angeles office prices are very expensive and not able to be sustained within an agent’s budget. Although the general public believes that the agent’s commissions are too high, agent’s have a lot of fixed costs such as office space to account for.  These fixed costs the agent has to maintain, takes a large chunk out of their commission check. The internet has changed this, allowing for agents to work out of their homes and not requiring them to pay hefty office rental prices.

Due to Los Angeles being a high-tech city, it’s understandable that LA’s people desire high-tech tools to research real estate.  LA real estate agents are attempting to switch over and accommodate this need. Over the next few years, the agents will most likely be dealing with over 80% of their leads coming from the internet. It will bring down costs to the home buyers and home sellers alike, along with allowing for agents to become more high tech and work with more clients than ever before. LA agents need to understand this change to stay successful with their careers.
